The <xsd:choice> is worth looking at.

Something like,
<xsd:choice>
<xsd:element name="Equity" ... />
<xsd:sequence>
  <xsd:element name="Bond" ... />
  <xsd:element name="Interest_Rate"  .../>
  <!-- Whatever else you want to include with Bond -->
</xsd:sequence>
</xsd:choice>
